CEM has been appointed by Haus Block Management to look after the plant rooms of the three residential blocks on the north side of Baltic Avenue alongside the elevated section of the M4. This re-establishes CEM’s relationship with the site as some of our employees worked at the site when the Alfa Laval UK factory was located there. Now based in Camberley, Alfa Laval appointed CEM as the only UK Authorised Service Partner for their HVAC product range three years ago and CEM were recently appointed a Distributor.

Alfa Laval sold the site in 2000 and it remained dormant for one and a half decades before it was cleared for redevelopment by Galliard – Bellway Homes were the contractors. The picture below shows the site before works commenced – Brentford FC’s football stadium is in the background – a replacement for that is currently being constructed near Kew Bridge underground station and will be shared with London Irish RFC when they relocate from the Madejski Stadium in Reading.

So from a site supplying Plate Heating Exchangers (PHEs) to a Private Housing Estate. The three blocks, Myrtle House, Rose House & Vale House have a total of 136 apartments and the first block was completed two and a half years ago. This is the seventh PPM contract that CEM has been awarded by Haus. Returning to the history of the site, Alfa Laval were formed in 1883 by Gustaf de Laval in Sweden and it was in 1938 that they introduced their first heat exchanger. Prior to that they were involved in the processing and agricultural industries with products like this advertised from their Great West Road location in June 1944:

Contract Energy Management Limited was formed in 1993 and its two founding Directors are still running the company. For all of the company’s existence the core business has been looking after communal plant rooms like the ones serving these three blocks.

CEM provide planned preventative maintenance contracts, remedial works and complete plant room refurbishments. On the latter we work closely with a range of M&E consultants and also offer a full Design & Build service. A more recent development has been CEM’s partnership with the global leading manufacturer of plate heat exchangers, Alfa Laval, who appointed CEM an Authorised Service Partner three years ago and more recently a Distributor of their HVAC products.

The Alfa Laval relationship has enabled CEM to develop business with leading players in the district heating scheme arena – e.g. Engie, E.on and Mace. In addition, utilising Alfa Laval solutions to provide extremely efficient and cost-effective hot water solutions to a range of clients. In 2018 to date this includes a major refurbishment of Reddam School in Wokingham, St George’s Hill Golf Club in Weybridge and 22-23 Down Street, Mayfair. Currently work is underway to completely refurbish the plants rooms within three large residential blocks in Eton College Road, NW3.
